New house with 3 floors and with a yard (uncovered garden), situated in Sofadakia of Skopelos town, consisting of a ground floor (totally independent space with entrance from the yard), first and second floor house and roof with Pelion plates and small attic where the outdoor unit of the air conditioning system (Hitachi) lies. It serves the building for cooling and heating. The surface of the plot is 68.18 sq. The total area of the building is 133,20 sq. and consists of three (3) floors (Surface of ground floor = surface of 1st floor = Surface of 2nd floor = 44,40 sq.). This house has been built totally from scratch (from the foundations) (build permit No. 163/2008). The construction of the house started in February 2009 and it was delivered during the summer of 2012 .Detailed description of the house:
Ground floor: Independent flat consisting of living room, kitchen, shower bathroom, space for washing machine and space for boiler room. The house has two boilers. In this way, the central heating of this flat is totally independent from the central heating of the first and second floor of the house. There is double acceptance air conditioning (cooling – heating). The ground floor flat (studio) has access to the yard (open space of the house which has lemon trees). In the flat, there is also a small closed space, where there is the oil tank for the needs of the central heating of the house. The orientation of the ground floor is south and in front of the yard, there is a small local road, which allows access to the house with a small car (for the provisioning of the house of all necessary equipment like food, furniture etc.). First Floor:
It consists of a living room, kitchen fully equipped (fridge with freezer, electric cooking plates and oven, installation for washing machine and dish washer), WC, staircase made by marble leading to the second floor. The main entrance of the first floor has access to a traditional local city road and it has west orientation. The living room and the kitchen have access to the balcony above the yard (south orientation). The floor of the first floor is made of marble of thickness of 2cm. The same applies for the floor of the WC and utility room. Second Floor:
It consists of a hall, bathroom with bath, 2 bedrooms that are fully equipped with fitted wardrobes and wooden floors. In each bedroom, there are individual air conditioning units and central heating installations. The internal and external doors and windows are made of Nyagon wood, which is a wood of an excellent quality. Also, the windows follow the German design and regulations regarding heat isolation and soundproofing. The second floor has an access to the loft (in the roof of the house) through an aluminum staircase (stepladder), where there are the external units of the air conditioning installations of each bedroom and of the living room of the house. It should be noted that the house has been constructed with the most modern materials. For instance, the interior and the external walls of the ground floor have been isolated with plaster, asphalt and bituminous material and torches. A special installation has been placed at the foundation of the house and the perimeter columns against thunderbolts. This installation is connected to the electrical panel of the house. The external perimeter walls have isolation with a thickness of 10 cm. The total thickness of the walls is 33 cm. Also, columns and beams have a smaller dimension of 30 cm and are constructed in accordance with the present applicable Seismic and Concrete Regulation Codes. Across the surface of the ground floor, a fitted double Bitumen asphalt plate against humidity and fully waterproof in two directions (X and Y ) was placed. The roof is made of chestnut wood, although it sits on a beton plate and it has roofmate isolation of a thickness of 5cm and asphalt plates of a thickness of 4mm (type of construction called “sandwich”).

The balconies of the house guardrails are made of solid wood and combine modernity with traditional design. The house is connected to the main city water supply, sanitation and sewage and the electrical installation consists of a three-phase supply. The internal and external illumination was carefully designed, in order to stress the main elements of the architectural design of the house. The majority of the illumination units (i.e. ceiling, table lamps have been purchased by the firm Bright. The architectural and construction static design of the whole building has been managed and supervised by the Office of the Civil Engineer Yannis Asteriadis who strictly followed the traditional architectural lines of Skopelos town and succeeded in constructing with the help of local famous artisans, a neoclassical house that demonstrates in an excellent way, the long history of Skopelos island and at the same time it safeguards its cultural heritage.
